Pearland Real Estate

Strong schools and real value on the south side, with quick access to the Medical Center.

Pearland offers something increasingly rare in the Houston metro: genuine value without a punishing commute. The Texas Medical Center is reachable in roughly half an hour, which makes this a natural fit for healthcare households.

Pearland ISD holds a strong reputation, and the retail and dining corridor along Broadway has matured considerably. The result is a suburb that no longer feels like an outpost.

Price per square foot still runs meaningfully below comparable west-side addresses, and that gap is the whole argument for looking here.

Check the school district before you fall in love with a house. Texas 288 is roughly the boundary: Pearland ISD campuses sit east of the highway, while much of the area west of it, Shadow Creek Ranch among them, is served by Alvin ISD. A Pearland mailing address tells you nothing definitive about the district, and the two are confused constantly.

Questions buyers ask about Pearland

Is Pearland served by Pearland ISD or Alvin ISD?

Both, and the distinction matters. Texas 288 is roughly the dividing line, with Pearland ISD campuses east of the highway and Alvin ISD serving much of the area west of it. Shadow Creek Ranch, for example, is zoned to Alvin ISD and Shadow Creek High School rather than Pearland ISD. A Pearland mailing address does not tell you the district, so verify the assignment for the specific home.

How far is Pearland from the Texas Medical Center?

Roughly half an hour for much of the city, which is the main reason healthcare households look here. TX-288 is the primary route. As with any Houston commute, the average is less useful than your own: drive it once at the hour you would actually be commuting before you commit.

Why does Pearland cost less per square foot than comparable west-side suburbs?

Largely geography and development timing rather than anything lacking in the housing stock. The south side has had more land coming online more recently, and it carries less of the price premium attached to the Energy Corridor job market. That gap is the entire argument for looking here, particularly if your work is at the Medical Center rather than on the west side.
