The filters that matter most in this market

Map polygon is the most underused control here. Attendance zones, MUD boundaries and flood exposure all follow lines that have nothing to do with city or ZIP boundaries, so drawing the actual area you'd live in beats filtering by place name almost every time.

Year built is a proxy for several things at once in Houston: construction standards, likely foundation and drainage design, energy performance, and whether the home predates the drainage requirements that followed the region's major flood events. It's worth filtering on deliberately rather than leaving open.

Lot size deserves attention on the western side of the metro, where Fulshear and Richmond still offer parcels well over an acre in price ranges that would buy a standard suburban lot closer in. If land is what you're after, this filter finds it faster than browsing by community.

What no filter will tell you

Houston has no conventional zoning. Land use is governed instead by private deed restrictions recorded subdivision by subdivision, which means the protection against what gets built next door varies block to block and is not a searchable field. Two homes in the same ZIP code can have entirely different constraints on what a neighbor may do.

Deed restrictions also expire or lapse if not renewed, and enforcement depends on an active civic association or HOA. Reading the recorded restrictions for a specific subdivision is a real step in due diligence here in a way it isn't in zoned cities.

Flood exposure is likewise not fully captured by any filter. FEMA maps are a starting point, not a verdict — homes outside a mapped floodplain have flooded, and mapping is periodically revised. The seller's disclosure notice asks directly about previous flooding and floodplain status, and that document is worth reading in full.

Turning a filtered list into a shortlist

A well-built search will typically return more homes than are worth touring. The fastest way to compress the list is to pull listing history and tax records on the top candidates before scheduling anything — prior price reductions, relistings and assessed values usually eliminate half the shortlist before anyone gets in a car.

Send me the search you've built and I'll do that pass for you.

Questions about filtering a Houston search

Does Houston have zoning?

No. Houston is the largest US city without conventional zoning. Land use is controlled by private deed restrictions recorded for each subdivision, so what can be built next to a given home varies block to block. Those restrictions can also lapse if not renewed, and enforcement depends on an active HOA or civic association.

How do I check whether a home has flooded?

Start with the seller's disclosure notice, which asks directly about previous flooding, floodplain location and prior flood insurance claims. Combine that with the current FEMA flood map and, for older homes, the listing and permit history. A home outside a mapped floodplain is not automatically a home that has never flooded.

What is a MUD district and how does it affect what I pay?

A Municipal Utility District is a special taxing district that funds water, sewer and drainage infrastructure in areas outside city utility service, and it levies its own property tax on top of county and school taxes. Rates vary between districts and typically decline over time as the district's bonds are repaid, so the total tax rate should be checked per subdivision rather than assumed.

Can I search by school district or attendance zone?

You can filter by district, and drawing a map polygon around the specific attendance area is more precise still. Either way, verify the zone for the exact address with the district before you write an offer — attendance boundaries are redrawn periodically, especially in fast-growing parts of Katy ISD and Lamar CISD.
