A home priced correctly out of the gate draws its strongest offers in the first three weeks, while it's still new to every buyer watching that price band. Overprice it and you spend that window teaching the market to ignore you.
By the time you cut the price, the listing carries days-on-market baggage and buyers start looking for what's wrong with it. Sellers who chase the market down almost always net less than sellers who priced it right the first time.
