What's My Home Worth?
Enter your address for an instant estimate drawn from recent comparable sales and tax records, then let's talk about what it's actually worth to a buyer today.
Start with the instant estimate below — it will pull tax records and recent comparable activity for your address. Then read why that number is a starting point rather than an answer, particularly in Texas.

Why automated estimates struggle here
Automated valuation models are trained on public sale prices. Texas is a non-disclosure state, so those prices are not in the public record at all. The models compensate with tax assessments and list prices, both of which drift from what buyers actually pay, and the result is a wider error band than the same tool would produce in a state where every sale is published.
The models also can't see the things that move value most at the individual-home level: whether the kitchen was updated eight years ago or last spring, whether the lot backs a greenbelt or a feeder road, foundation history, and how the home shows compared with its neighbors. Those are the variables that separate two identical floor plans by a wide margin.
None of this makes an instant estimate useless. It makes it a range to start from rather than a price to list at.
What a comparative market analysis adds
A CMA is built from MLS-verified closed sales — the actual prices, which exist nowhere else in Texas — adjusted for the differences between those homes and yours. It accounts for seller concessions that don't appear in the headline number, for condition, and for what is currently competing with you rather than what sold six months ago.
It also accounts for what your home does well. Most sellers underestimate one or two specific features and overestimate one or two others; the point of walking the home is to price against what a buyer will actually respond to.
There's no cost and no obligation. Plenty of people get the number a year before they list, which is generally the right time to find out whether a particular improvement is worth making.
Before you decide what to fix
Not every improvement returns its cost, and some of the most expensive ones return the least. The useful conversation is which repairs and updates measurably move your sale price in your specific price band, and which are money you won't see again.
That conversation is much cheaper before the work than after it.

Questions about valuing a Texas home
How accurate are instant online home value estimates in Texas?
Less accurate than in most states. Automated models rely on public sale prices, and Texas doesn't publish them — sale prices are not part of the public record. The models substitute tax assessments and list prices, which produces a wider error range. Treat the estimate as a starting range, then confirm it against MLS-verified comparable sales.
What's the difference between an online estimate and a CMA?
An automated estimate is an algorithm working from incomplete public data. A comparative market analysis is built from actual MLS-verified closed sales, adjusted for condition, features, concessions and what's currently competing with your home. In a non-disclosure state that difference in source data is substantial.
Does a home valuation cost anything or commit me to listing?
No to both. A comparative market analysis is provided free and carries no obligation. Many homeowners request one a year or more before they intend to sell, which is the right time to decide whether a planned improvement is worth the spend.
Why is my appraisal district value different from my home's market value?
They're produced for different purposes by different methods. Appraisal districts use mass appraisal for taxation, and a homestead property's taxable value can only rise 10% per year regardless of what the market does. That cap alone can leave assessed value well below market value after a few years of appreciation.
