A new build is not a resale purchase

West Houston is one of the most active new-construction markets in the country, and for good reason. You get a floor plan chosen rather than inherited, a warranty, and finishes nobody else has lived with.

But the transaction runs on the builder's paperwork and the builder's timeline. The contract comes from their attorney, the on-site agent is paid by them, and the terms that matter most are rarely the ones printed on the price sheet. Knowing which levers actually move is the whole game.

Six things that decide the outcome

Register with your agent on the first visit

This is the one that costs people money. The on-site sales agent works for the builder, not for you. Most builders will honor your representation only if you register on your first visit, so walking a model home alone can permanently forfeit having someone in your corner. It does not raise your price; the commission is already budgeted.

Incentives are usually worth more than a price cut

Builders protect the headline price because it sets the comparables for the rest of the section. What they will move on is rate buydowns, closing costs, design center credits and lot premiums. Those are often worth more to you than the discount you were going to ask for.

Understand the appraisal gap on resale

A new build carries a premium that does not always survive to a resale two or three years later, especially while the builder is still selling competing inventory nearby. If your horizon is short, that gap matters more than the finishes do.

The base price is not the price

Design center selections, structural options and lot premiums move the final number substantially. We set a realistic all-in budget before you sit down with a design consultant, not after.

Get your own inspection anyway

New does not mean flawless. An independent inspection at the pre-drywall stage and again before closing routinely catches items the municipal inspection does not, and the builder is still on the hook to fix them.

Read the warranty before you need it

Builder warranties are tiered, typically one year on workmanship, two on systems and ten on structure. Knowing what falls where, and what the claim process actually requires, is far easier before something goes wrong.
