Master-planned living, top-rated schools, and an easy run into the Energy Corridor.
Katy is the anchor of west Houston's family market, and it has held that position for a reason. Katy ISD consistently ranks among the strongest districts in Texas, and the master-planned communities here were built with the long view: mature trees, real green space, and amenity packages that still hold up a decade after the builder moved on.
The market spans a wide band. You'll find well-kept 1990s homes in the low $300s and new custom builds north of $1M, often within a few miles of each other. Knowing which subdivisions are appreciating and which have plateaued is the difference between a good purchase and an expensive lesson.
Commute matters here too. Proximity to I-10 and the Grand Parkway puts the Energy Corridor within about 25 minutes for much of Katy, a meaningful factor if your household is tied to that job market.
